An effective affordable housing program helps you reach your goals

Different organizations want to achieve different things:

  • A state has a large number of properties reaching the end of their mortgages with no replacement in the pipeline, and wishes to preserve them.
  • A municipality wants to provide subsidized housing to its own police, fire fighters, and teachers.
  • A housing commission has been empowered to make recommendations to the legislature and wants to make sure to choose the most cost effective.

To achieve these goals, organizations must maneuver politically and economically at the same time. An effective program can make the difference between success and failure.

We have designed a wide range of programs and interventions and have helped create significant affordable housing legislation, regulations, and lending programs. We are known for our financial models and risk assessments. Our experience in bringing initially suspicious parties to the table and hammering out mutually beneficial agreements minimizes negative political consequences.

  • Designed a combination soft debt and rental subsidy program to produce 1,000 units of affordable housing around Dublin, Ireland, and now supports implementation.
  • Advised Congress’ Millennial Housing Commission on the effectiveness and efficiency of the existing LIHTC program and proposals for new affordable housing programs.
  • Created an emergency funding mechanism to protect affordable housing properties from unexpected utility and insurance cost increases for a national professional organization.
  • Inventoried and risk-assessed all subsidized affordable housing in Cook County on behalf of the MacArthur Foundation.
  • Developed a portfolio analysis tool to assist a state housing finance agency in creating a preservation program.
